(Select Proposers and Authorize Facilities Services Division to Negotiate and Execute an Exclusive Negotiating Agreements for the Development of Workforce Housing at Two Los Angeles Unified-Owned Sites) Recommends the selection of proposers, pursuant to Request for Proposals R-26058, and the authorization of the Chief Facilities Executive and/or her designee(s) to negotiate and enter into an Exclusive Negotiation Agreement (ENA) and other reasonable documents with the Proposers for due diligence, community engagement and other reasonable predevelopment activities under an ENA, for two Los Angeles Unified School District (LAUSD or District) properties.

Staff propose that pursuant to the requirements of the Education and Government Codes that the Board of Education (Board) take the following actions:
Select the following Proposers based on the results of the Request for Proposals R-26058:
West Hollywood Community Housing Corporation (WHCHC) and Alpha Construction Company (WHCHC Team) for the District-owned property located at 1049 N. Fairfax Avenue, West Hollywood (Fairfax COS).
Affirmed Housing Group and HA Builders Group, LLC (Affirmed Team) for the District-owned property located at 5717 N. Rudnick Avenue, Woodland Hills (Collins).
Authorize the Chief Facilities Executive and/or her designee to negotiate and enter into ENAs and other reasonable documents with the WHCHC Team for the Fairfax COS and with the Affirmed Team for the Collins, for due diligence, community engagement, and other reasonable predevelopment activities under the respective ENAs.
